Planix.uk successfully secured both planning and listed building consent from Dorset Council for a major solar installation at the Fairhaven Hotel on Weymouth’s iconic Georgian Esplanade. The project stands as a prime blueprint for balancing heritage preservation with modern sustainability.


The Challenge: Discretion in a Sensitive Setting


The Fairhaven Hotel sits within the Weymouth Town Centre Conservation Area, celebrated for its beautifully preserved late-18th-century architecture. Because of the high concentration of heritage assets, any external changes face intense scrutiny.


Our client, Stephen Dorman, wanted to lower the hotel's carbon footprint and manage energy costs. Our task was to design a substantial solar scheme that would deliver these green benefits without compromising the historic fabric or the famous coastal vistas of the seafront.


Our Strategy: Zero Visibility, Maximum Efficiency


The key to unlocking this approval was a meticulous design philosophy centred on harm avoidance. Rather than touching historic pitched roofs, we focused entirely on modern, hidden areas.


The approved scheme includes:

  • 134 Solar PV Panels: Strategically distributed across six areas of modern flat roofing at the rear of the property.

  • Non-Invasive Ballast Mounts: Weighed-down units that secure the infrastructure without damaging the underlying structure.

  • Structural Upgrades: Targeted strengthening works to the 'north roof' to safely support the weight.

  • Complete Discretion: By keeping the installation strictly to the rear flat roofs, the entire array is completely invisible from street level.


The Verdict: No Heritage Harm


By delivering a robust, evidence-based Heritage Impact Assessment, we demonstrated to Dorset Council that the project would cause no harm to the listed buildings or the wider Conservation Area. Because the iconic views of The Esplanade remain completely untouched, the council agreed that the scheme aligned perfectly with local and national planning policies.
